Basic Guidelines for Unit Turnover

  1. Units are prepared by phase/zone
  2. Once unit is ready for turnover, a Notice of Turnover/invitation is sent to the forwarding address of the client which was provided by AR Group. A follow-up notice (Final notice) are also given if no response from client.
  3. Upon receipt of notice, owners  are generally required to make arrangement for an appointment to conduct a walk-through and punchlisting (if necessary).
  4. In case the owner will not be available to physically conduct the walk-through, QC encourages owner to appoint a representative to conduct the walk-through and signing of acceptance receipt.
  5. Upon confirmation of  walk-through schedule and should the owner/rep find the unit satisfactory, an Acceptance form by our Quality Control Officer shall be presented in documentation/acknowledgement of the turnover made.
  6. The signed AR is forwarded to AMD for the processing of move-in clearance
  7. In case there are punchlist items, QC to address those concerns and send Notice for Completion when concerns are made good and ready.
  8. A deemed notice is forwarded in case of ;  a) no confirmation of schedule after Final notice b) unit owner did not come  for re-inspection after punchlist are completed c)  no signing of acceptance receipt is made after finding the unit in order and after ample time given.
  9. We transmit keys to Property Admin after the units are closed (accepted or deemed accepted)
